What Veterans Need to Know Starting May 1, 2026

If you’re using a VA loan in the Portland metro area, there’s some good news. The VA updated its appraisal guidelines, and the changes remove a lot of friction that used to slow down or kill deals, especially on older homes around Portland, Beaverton, Tigard, Milwaukie, Vancouver, and surrounding communities.

The Basics Have Not Changed

Every VA loan still comes down to three things:

Safe The home must be free from major hazards that threaten health or safety.
Structurally Sound The home must be physically sound and able to withstand normal use.
Sanitary The home must have adequate sanitation, water, and be free from major health risks.
If a home meets these standards, it passes. If it doesn’t, it won’t.

What Just Got Easier

Detached Garages, Shops and Sheds

This is a huge change for Portland area homes. Many homes throughout Portland have detached garages, backyard shops, storage sheds, and older outbuildings.

  • Detached structures are no longer held to the same VA minimum property standards.
  • Minor cosmetic issues on outbuildings are less likely to create repair conditions.

Radon Certification Requirement Removed

The VA has removed the radon certification requirement from the handbook. This especially matters in the Portland area where basements are common and radon testing is frequently recommended.

Important note: This removes the VA documentation requirement, not the potential health concern itself. Buyers can still perform radon testing during inspections, and many still should.

No More Non-Vented Heater Certifications
