How to Compare VA Lenders

Use the Same Scenario

Give every lender the same price, down payment, and closing date. That's the only way to compare rates and fees fairly.

Compare Loan Estimates

Look at the rate, lender fees, points, and estimated cash to close side by side on the official Loan Estimate form.

Ask About Timelines

A lender who closes VA loans often knows local appraisal timing and can keep your closing on schedule, even on PCS orders.

Questions to Ask Every Lender

  • How many VA loans did you close in the last year?
  • Can you pull my Certificate of Eligibility for me?
  • What's my VA funding fee, or am I exempt with a disability rating?
  • How do you count BAH, retired pay, or VA disability income?
  • Can you finance the funding fee and close with $0 down?
  • How long do your VA appraisals and approvals usually take?

Frequently Asked Questions

Do I have to use one of these lenders?

No. You're free to choose any lender. These are loan officers Troy's clients have had good experiences with, and comparing two or three quotes is always a smart move.

What credit score do I need for a VA loan?

VA doesn't set a minimum credit score, but most lenders set their own. Many look for a score around 620, and some go lower. Ask each lender what they require.

Can a lender get my Certificate of Eligibility?

Yes. Most VA lenders can request your Certificate of Eligibility online in minutes. If it can't be pulled automatically, you may need your DD214 or a statement of service.

Can I buy a home with $0 down using a VA loan?

Eligible veterans with full entitlement can buy with no down payment. Closing costs and the VA funding fee may still apply, though the fee can usually be financed and veterans receiving disability compensation are exempt.

How long does VA preapproval take?

Often a day or two once you send your documents, such as pay stubs, W-2s or LES statements, bank statements, and your Certificate of Eligibility.

Should I get quotes from more than one lender?

Yes. Give each lender the same price, down payment, and closing date, then compare the official Loan Estimates for rate, fees, and cash to close.
