Buying a home is a big mission, and the more you know going in, the smoother it goes. I put this library together for veterans, active duty families, and anyone buying in the Portland metro or SW Washington. Every topic is short, practical, and written with our local market in mind. Pick a section below and dig in, and when you're ready to talk it through, give me a call.

The ABR® is a designation from the National Association of REALTORS® for agents who complete additional training focused on representing buyers. It shows an agent has made buyer representation a specialty.
Yes. A VA loan can be used on a property with up to four units with no down payment, as long as you live in one of the units as your primary residence. Rent from the other units can often help you qualify. As a Certified Investor Agent Specialist (CIAS™), I help veterans run the numbers before making an offer. My veteran investor page, duplex buying guide, and free investment calculator are all on this site.
The Military Relocation Professional (MRP) certification from the National Association of REALTORS® covers VA loans, BAH, PCS moves, and the unique needs of military buyers and sellers. The Seniors Real Estate Specialist (SRES®) designation is for agents trained to help buyers and sellers 50 and over with later in life moves. I hold both, along with the ABR®.
Yes. Your VA home loan benefit doesn't expire, and there's no age limit. Many senior veterans use it again to downsize, move closer to family, or buy a single level home, and lenders can't turn you down because of your age. If you've used your benefit before, your full entitlement can usually be restored once that earlier loan is paid off and the home is sold, and there is a one time option to restore it even if you kept the home.
Yes. Under current REALTOR® practices, you'll sign a written buyer agreement before touring homes with an agent. It spells out the services you'll receive and how your agent is paid, so everyone starts with the same expectations.
Compensation is negotiable and isn't set by law. It's written into your buyer agreement, and in many cases a seller or builder agrees to cover some or all of it as part of the deal. We'll go over your options together before you start your search.
Eligible veterans and service members can often buy with no down payment using a VA home loan, and there's no monthly mortgage insurance. You'll still want some cash for closing costs, inspections, and reserves, though sellers can sometimes help with closing costs.
